Should I Sell My Home in the Winter?

The Indianapolis housing market tends to be less competitive in winter months due to fewer homes listed. The winter months of December through March offer Indianapolis homes for sale a leg up on the many spring and winter sellers.

In an update to a two-year analysis, a Redfin study found February is “historically the best month to list, with an average of 66 percent of homes listed then selling within 90 days,” according to Realtor Magazine. In addition to less time on the market, sellers this time of year typically yield higher sales prices.

Make Your Winter Home Listing Shine

There’s no doubt that selling your home in the winter creates challenges and special circumstances. But is can also be a charming and warming experience for your buyers. Here are some tips to make the most of your winter Indianapolis home listing:

  • Snapshot the best of winter weather. With nearly all home searches starting online, it is critical to capture the best possible photos of your home. Ensure that your real estate agent enlists a professional photographer trained at making your home shine in images.

  • Make your welcoming at the front door. Buyer and realtors may be trekking through harsh winter elements to see your home. Provide a welcoming space to kick of their snow boots and coats.

  • Set the mood. Invite your buyers in from the cold with a warm atmosphere. Turn on all the lights, open the curtains and make the home smell good—freshly baked cookies are always a hit. Light up your fireplace. According to the National Association of REALTORS®, “a working fireplace with a classic design and mantle can add as much as $12,000 to the value of your home.” Be sure to have your fireplace professionally inspected.
