I don’t need a REALTOR when I’m just building a home, righhttt??? WRONG!

At some point you’ve probably dropped by the model homes of the brand new neighborhood down the street. It’s fresh and new, the models are exquisitely decorated with all the best finishes. There has always been a friendly salesperson who works right there on-site, they’ve answered a ton of questions, and maybe even shared with you the builder’s vision for the neighborhood – walking trails, swimming pool, playgrounds. I mean, really, who doesn’t love the idea of choosing your own cabinetry, flooring, paint colors? Let’s do it! Are you ready? And by ready, I mean, have you spoken with your REALTOR?

If you’re wondering why you’d need a REALTOR, you’re not alone. Many people believe REALTORS are only for buying homes that someone has already lived in. After all, the sales reps in the model homes are extremely knowledgable about the neighborhood, the designs, floorplans, costs, which lot will have the prettiest view once the neighborhood is complete. Salespeople are incredibly helpful and remarkably friendly. But don’t forget: They work for the builder.

Here are just a couple reasons why it’s a good idea to speak with me or your REALTOR before signing a contract to build your next home:

* Did you know that as they sit, those beautiful model homes can sometimes cost 30%, 40%, even 50% more than the advertised price for the base floorplan? That’s because the builder has added countless upgrades to the home to highlight some of their best offerings! But is it a good idea to get all the upgrades? Probably not. And when you start taking some of those upgrades out, you’re going to see some of the features that made you fall in love with the home gone. Let your REALTOR help you decide which upgrades are best to do during the building phase, and which upgrades will be more cost effective if done after.

* Builders often have a preferred lender they encourage you to use but did you know you should interview other lenders as well? Do you know the questions to ask a lender before you agree to do business with them and what incentives can they offer to earn your business?

* And a crowd favorite — bringing a REALTOR to represent you when you build a home doesn’t cost you a thing! The builder has already factored REALTOR costs into the price of the home BUT not bringing a REALTOR doesn’t save you a dime! So be represented, have a REALTOR with experience and knowledge in residential home sales and home design trends by your side as you make the biggest purchase of your life.
